Carlo Benigni

Director & Founder

Carlo has extensive experience and proven track record in the planning, design and development delivery of iconic, large scale commercial and mixed-use projects in Central London. He is a proven specialist in establishing value enhancement and design optimisation to maximise project value collaboratively with globally recognised consultant teams.Prior to establishing Benigni he was Deputy Design Director at Brookfield Properties, UK where he led the design and development process, resulting in the establishment of a £2.5b and 2.5m sq. ft. portfolio of commercial and mixed-use assets in the City of London. Before that he worked at SOM, London, a leading international architecture firm.Carlo holds a Bachelor of Science in Architecture and Engineering from University of Westminster, a Postgraduate Diploma in Architecture from The Bartlett School of Architecture, UCL. He is a RIBA Chartered Architect, licensed in the UK (ARB) and Sweden (SAR/MSA), a LEED Accredited Professional® and a Liveryman of the Worshipful Company of Chartered Architects in the City of London.

A 14-acre mixed-use masterplan re-development providing a new cultural and entertainment led destination in West London, whilst preserving the 135-year-old legacy of the historical Olympia Exhibition halls. The new development will include 40,000 sq.ft. of f&b retail, 2.5-acres landscaped public realm, 1500-seat Theatre, a 3,500-seat music venue, 145-keys boutique hotel, 195-keys international hotel, 550,000 sq.ft. of A-grade offices, 30,000 sq.ft. high end restaurant / live performance venue, 4-screen art house cinema, 80,000 sq.ft. creative studios, 23,000 sq.ft. exhibition space. Pre-lettings have been agreed with AEG (music venue), Hyatt (international hotel) and CitizenM (boutique hotel).Benigni Ltd provided a range of Design and Development advisory services, managing the client design process for the whole masterplan, leading value enhancement initiatives, cost control and working on a number of lease agreements for occupiers in the office, entertainment, education and hospitality sector.

Planning consent received to demolish an existing 7-storey building to build a 36-storey office tower in the heart of the City of London’s insurance district. The development includes 28,000 sq.ft. of retail and a free public terrace offering views across the listed Leadenhall Market. Strip out and demolition of the existing building is ongoing and a 200,000 sq.ft. pre-let signed with Latham&/Watkins. Provided feasibility, development appraisal, appointed core consultant team, product vision, project brief, planning consent and value optimisation studies.At Brookfield Properties UK, Carlo led the development feasibility and the design process, leading to achieving two successful planning consents that will increase the value of the site by an additional 300,000 sq.ft.
